# Technology planning for new apartment communities.

ArcTechOne works with property owners, property managers, developers, and construction teams to make sure the technology side of a new property is ready before opening day.

## What this service is

Multifamily new construction technology coordination connects internet service, MDF and IDF planning, network equipment, Wi-Fi, cameras, access control, leasing-office IT, vendors, testing, documentation, and turnover as one technology plan before installation decisions become expensive to change.

## Who it is for

For developers, property owners, general contractors, construction and project managers, property management companies, and licensed trades working on new apartment construction, major renovations, and new property openings across Seattle, Bellevue, Tacoma, and Puget Sound.

## Problems ArcTechOne helps with

- Low-voltage rough-in starts before network, Wi-Fi, camera, or door-access requirements are final.
- MDF and IDF locations lack confirmed rack space, power, UPS capacity, cooling, or provider-demarcation details.
- Internet service, equipment lead times, or vendor scheduling reaches the critical path too late.
- Property management inherits equipment, accounts, and vendor relationships without current diagrams, credentials, or clear ownership.

## Services

- Technology scope, network architecture, MDF and IDF, rack, power, UPS, PoE, and VLAN planning
- ISP availability, demarcation, circuit ordering, scheduling, and provider coordination
- Wi-Fi, camera, NVR, access-control, intercom, and low-voltage technology coordination
- Equipment selection, bill of materials, procurement, staging, configuration, delivery, and warranty tracking
- Leasing-office workstations, printers, phones, Microsoft 365, accounts, and opening readiness
- Pre-opening testing, diagrams, inventories, credential handoff, turnover, and ongoing support options

## How the work is handled

### Step 1: Plan

Before rough-in, define internet, demarcation, MDF and IDF locations, racks, cable drops, access points, cameras, access control, power, PoE, UPS, and network architecture.

### Step 2: Procure

Develop the approved bill of materials, verify compatibility and lead times, stage and preconfigure equipment where appropriate, and track deliveries, serial numbers, warranties, licenses, and subscriptions.

### Step 3: Coordinate & implement

Work with the GC, licensed trades, ISP, security vendors, owner, and property manager; configure in-scope IT equipment; and test the connected environment before opening.

### Step 4: Document & turn over

Deliver current diagrams, inventories, vendor and circuit details, administrative ownership, credential handoffs, open-item tracking, and a support path for the operating team.

## Frequently asked questions

### When should ArcTechOne join a multifamily construction project?

Ideally before low-voltage rough-in and before ISP, rack, Wi-Fi, camera, and access-control decisions are locked. ArcTechOne can also join later to organize open decisions, dependencies, testing, and turnover.

### Does ArcTechOne replace the low-voltage contractor?

No. The low-voltage contractor installs the infrastructure within its contracted and licensed scope. ArcTechOne helps define and coordinate the technology environment that the cabling and equipment need to support.

### Can ArcTechOne procure and configure equipment?

Yes, when included in the project scope. ArcTechOne can help select, specify, procure, stage, configure, track, and coordinate delivery of approved technology equipment. The exact equipment and services vary by project.

### Does ArcTechOne perform electrical or regulated low-voltage work?

ArcTechOne coordinates technology design, configuration, deployment, and vendor work, and can install and configure ordinary IT equipment within its lawful scope. Regulated electrical and low-voltage work is performed by appropriately licensed contractors where required.

### What documentation can be included at turnover?

Depending on scope, turnover can include network and rack diagrams, equipment and license inventories, MDF and IDF details, access-point and camera locations, VLAN and IP information, ISP and vendor contacts, serial numbers, warranties, ownership records, annotated plans, photos, credential handoff records, open items, and support contacts.

### Can ArcTechOne support the property after opening?

Yes. Opening-day assistance and ongoing managed or project-based IT support can be scoped for the leasing office, property operations team, Microsoft 365 environment, network, vendors, and supported technology.
